Where does home begin?
Each person takes a long time to make this decision, someone is tired of wandering around rented apartments, someone finally wanted to separate from their parents, and someone is tired of the city noise and environmental problems of large cities. Having saved up a certain amount of money and bought a plot of land, we decide to lay the first stone.
But, before taking the first step, you need to know what will be built on our site. To do this, you need to draw up design documentation, if you have an architectural education, then this is not difficult. Well, and if not? Then we begin to shovel through a bunch of magazines, catalogs, sit for hours at the computer, looking for the only thing on the Internet that will appeal to all family members. And finally, here it is, the house of our dreams! We buy documentation and begin construction. This option for choosing a project fits the proverb “cheap and cheerful”, since buying ready-made construction documentation is cheaper than an individual project.
Individual design is started in the event that none of the projects suited you, and you want to create an original cottage that is unlike any other. In which it will be convenient to be everywhere, it will have everything that you think should be in a house and the highest assessment of your creation should be put into the phrase “Yes, we will live here happily.”
When ordering an individual order from an architect, you only receive the design documentation for the house, and you design everything else yourself. This method of construction and simultaneous savings is beneficial if, again, you have a builder’s education. Well, and in the case when the necessary skills and knowledge are absent, then the most acceptable option is to order a project from an architectural company. In this case, you get: individual design with geological surveys of the site, development of the building concept, a project for utility lines, and constant supervision during construction.
Below is an approximate list of documentation that should be included in the architectural project:
– calculation and explanatory note;
– foundation plan;
– floor plans;
– floor plans;
– roof plan;
– rafter system plan;
– sections (at least two – longitudinal and transverse);
– structural units;
– facades in axes;
– facade color scheme;
– general view (at least four angles).
In addition to the listed documents, structural drawings necessary for construction are added to the folder.
